The Challenge

This project highlighted a common problem with shared Excel tools: ambiguous input expectations. The original spreadsheet allowed users to enter expenses as either monthly or yearly amounts, but didn't clearly indicate which frequency was expected for each field. A client entering a $1,200 annual insurance cost in a field expecting monthly values would see their ROI calculation off by a factor of 12.
Our solution was a web interface with explicit frequency toggles next to every expense field. Users select "Monthly" or "Yearly" for each category, and the calculator normalizes everything internally. This eliminated the most common source of errors and gave users confidence that their numbers were being interpreted correctly.
We also added real-time visual feedback — as users enter income and expenses, they see profitability metrics update instantly, including cash flow, cap rate, ROI, and cash-on-cash return. The firm now embeds the calculator on their website as a free tool for prospective clients, generating qualified leads from landlords who are already thinking about their property investments.
